LANDSCAPING
Bordeaux Developments invested in a landscape design approach that began with a preliminary site analysis which included a review of hydrology, topography and sun exposure. These elements were analyzed, and inspired the overall design of the site. The landscape maximizes site use with minimal disruption to the existing area. Analysis of these elements helped determine the selected design layout, vegetation and grading. The sample design features a sustainable, yet rich and diverse landscape inspired by Japanese gardens and Zen ideology. The following features allow this character to manifest itself, while incorporating sustainable site design. Keep in mind, the landscape design offers a suggested path to enhance the Zen component to your home, but as a purchaser, you are free to develop your own inspirations for landscape design.
Stormwater is managed through stream like features, which capture the water and allow it to slowly infiltrate back to the ground water table. This takes advantage of natural drainage flows and decreases surface runoff and erosion. Dry creeks which include boulders and rain garden elements help recycle roof water, and incorporate it as part of the garden aesthetics. Such water elements help minimize concentrated flows and aim to mimic natural hydrology.
Near and distant views are preserved and frames as part of the experience. The landscape design utilizes light infiltration, sun exposure and vegetation to frame the desired views.
The chosen landscape surfaces juxtapose shape and texture, animating the experience of every step. Local stones and site rocks will be recycled and used in the garden, including stepping stones that help minimize impervious surfaces. These stones, along with other organic textures, create a variety of surfaces that reflect those of Japanese gardens.
Design features and structures add luxury within the landscape and increase use by creating outdoor rooms and focal points. The fireplace functions as an extension of the home’s interior. Fire is another element to stimulate the senses and enhance the outdoor experience. The pergola structures help define rooms within the garden, which allows more options and functions within the outdoor space.
Most of the selected vegetation is native and well adapted to climate and site conditions. The specified location of the plant material utilizes natural sun exposure and expected moisture levels. The selected vegetation is visually pleasing throughout the seasons. It also encourages wildlife and habitat by creating a layered canopy with fruit bearing plants. A large portion of the site is to remain untouched to maintain the integrity of site and to promote naturalization. Close attention is paid to the LEED for Homes guidelines in order to achieve maximum sustainability through integrated design. These documents provide guidance in green products and practices for residential design, development and construction.
